But what actually happens at the closing table? Here’s what to bring, what to expect, where your money goes, and when you’ll finally get those keys in your hand. 🖊️🏡

What to Bring and Expect at Closing

• Essential Documents: Bring a government-issued photo ID, any outstanding paperwork your lender or escrow officer has requested, and a cashier’s check or proof of wire transfer for your closing costs.
• Who’s There: You’ll usually meet with a closing agent, sometimes your Realtor, and possibly the seller. In some cases, both parties sign separately.
• Lots of Signatures: Be ready to sign a stack of documents—loan papers, disclosures, and the deed. Your closing agent will explain each one, so don’t hesitate to ask questions!

Where Your Money Goes

• Down Payment & Closing Costs: The cashier’s check or wire covers your down payment, loan fees, title insurance, and other closing costs. You’ll get a detailed breakdown (the Closing Disclosure) before the big day.
• Payoff & Disbursement: The closing agent ensures the seller is paid, your lender gets what’s owed, and all other parties (like agents and title companies) receive their fees.
• Final Review: Double-check the numbers, especially the amount you’re paying and what you’re receiving in return. If something doesn’t look right, speak up before signing.

When You Get Your Keys

• After Signing: Once all documents are signed and funds are transferred, the transaction is recorded with the county. This can take a few hours or, in rare cases, until the next business day.
• Key Time! As soon as the transaction is officially recorded, you’ll get your keys and can step into your new home—congratulations!
• Celebrate: Don’t forget to take a moment to celebrate this huge accomplishment. You did it!
