You've Got an Offer (or Two!): Now What?

Receiving an offer on your home is an exciting milestone—sometimes it even comes with a flurry of emotions, especially if you get more than one! But before you pop the champagne, it’s time to dig into the details. Not all offers are created equal, and the highest price isn’t always the best deal. Here’s how to evaluate offers like a pro, so you can make the smartest move for your future.

Look Beyond the Price Tag

It’s tempting to focus on the dollar amount, but there’s much more to consider. The best offer is the one that fits your needs and timeline, not just your wallet.

  • Closing Date: Does the buyer’s proposed timeline match yours? If you need extra time to move, a flexible closing date can be a huge plus.
  • Contingencies: These are conditions that must be met for the sale to go through. Common contingencies include financing, home inspection, and appraisal. Fewer contingencies usually mean a smoother, faster sale.
  • Earnest Money: A larger deposit signals a serious buyer who’s less likely to walk away.

Consider the Buyer’s Financing

How the buyer plans to pay matters. Cash offers often close faster and with less risk of falling through. If the buyer is financing, check if they’re pre-approved (a good sign) or just pre-qualified (a little less certain).

Other Factors to Weigh

  • Requests for Repairs or Credits: Are buyers asking for you to fix things or offer credits? Factor these costs into your decision.
  • Buyer Motivation: Sometimes a heartfelt letter or a buyer who’s already sold their own home can tip the scales in their favor.
  • Multiple Offers: If you’re lucky enough to have several, compare all terms side by side. Your agent can help you create a spreadsheet or summary to see the big picture.

Lean on Your Agent

This is where your real estate agent shines. They’ll help you interpret the fine print, negotiate the best terms, and keep your interests front and center. Don’t be afraid to ask questions—it’s your home and your future!

Evaluating offers can feel overwhelming, but with a clear head and expert guidance, you’ll find the right path forward. Here’s to making the best decision for you and your next adventure!
